Legal Description: The Southwest 1/4 of Section Eighteen (18), Township Four (4) North, Range Two (2) West of the 6th P.M., Thayer County, Nebraska.
Farm Consists of: 141.56 total acres, 115.91 acres of irrigated cropland, 24.53 acres of CRP & the balance in roads. This farm is pivot irrigated. The well was drilled June 1, 1983. There is a Western Land Roller pump, Randolph gear head, 1:1 ratio. There is a Zimmatic pivot, SN-L11482.
Location: This farm is located on the corner of County Road X and County Road 6100.
Base Acres Are: Corn: 93.6 acres with a direct yield of 143. Soybeans: 14.9 acres with a direct yield of 45 and Grain Sorghum: 6.7 acres with a direct yield of 90. The total 2016 FSA payment was $9,218.00.
TERMS & CONDITIONS
Method of Sale: The selling price will be determined by multiplying the bid by 141 (tax assessed acres). Auction procedures and increments of bidding are at the discretion of the auction company. Farm is being sold subject to the confirmation of owners.
Payment: 10% earnest money down the day of auction with signing of Purchase Agreement. Down payment will be held in the Copper Key Real Estate Trust Account. Balance in 30 days or when merchantable deed & title insurance commitment are delivered.
Possession: Buyer to get full possession on day of closing. David Bruning is the present tenant. Taxes: 2017 & any prior taxes will be paid by seller, 2018 & thereafter will be paid by buyer. The 2016 taxes are $5,684.96.
CRP Program: There are 24.53 acres on this farm in the CRP program, payment for these acres is $2,453.00. Contract expires on 9/30/2023. The Buyer will assume this CRP contract upon closing.
Title Insurance: Will be used with title policy paid 1/2 by seller & 1/2 by buyer. Buyer will pay for any loan policy & endorsements.
